Oh, and to address a point lost here - Geoff - I don't feel that much sympathy for the home buyers....
Buuuuuut... I'm a "bleeding heart liberal" aren't I? So, despite my personal feelings, I do want to see these people bounce back.
My feelings - and this is just as false as when people say welfare is bad because they saw a poor person wearing a gold chain - at least I get that my feelings are based on bad evidence - anyway - my experience is tons and tons of people who shouldn't be buying houses smugly and self-rightiously telling me that I NEED to buy a house.
I just like to see self-rightious people get their just desserts. It's a character flaw of mine...
But that small bit of schadenfreude aside, I do sympathize, and I don't want people to be homeless, and I'd like to see them helped, not given a hand-out.
Which is another problem - it's always so black and white - it's either, people get a hand-out or they're thrown in the street - there's a middle ground here where people should get assisstance - not financial, per se, but someone to help them figure things out, and get on a good plan.
But, there I am, daring to dream, daring to believe in change... sniff...
