Like Evan my basement floor has to be completely replaced because it wasn't dug low enough and heaves with every freeze thaw cycle, and this year's freeze thaw has been a series of massive swings

East York (a borough of Toronto for those who are unaware) is notorious for basement flooding due to the soil conditions I described previously, to the point where basements can’t be insured against it. When we did our home reno, and the foundation had been laid bare, I asked our construction guy how everything was looking. He assured me it was fine -then applied the drywall ahead of a storm that resulted in severe flooding down there. On top of the $20k we had to unexpectedly pay to waterproof the foundation, we had to rip up and replace $5k worth of fresh drywall. I’m still salty about that.
