The whole rent vs mortgage thing annoys me. Someone manages to pay rent for years without missing a beat. But is refused a mortgage because they can’t prove they can afford the payments - which could be less than the rent payments. Have heard people say that a few times.

14 years ago with my then girlfriend, we rented a two bedroom flat and the rent alone was £900 per month. I had to laugh as my parents mortgage was £650 per month!!!
Like you said, James, we never missed a payment or any of the associated bills and taxes.
Went to get a mortgage and had a £20,000 deposit, and we were refused as we had too little or no credit history. I basically had one credit card and a mobile phone contract. No loans or debt, etc., and my partner was practically the same.
